Masterton, 4 bedrooms

Looking for a single person or a couple for the guest wing of my house urban Upper Plain area. The furnished bedroom is generously sized at 4.6 x 2.75m & has a large wardrobe and other storage space. The guest wing of the house is well away from the other bedrooms so there's a good level of privacy, but the guest bedroom does not have an en-suite. The guest bedroom and the adjoining living room is fully insulated and there's a heat-pump for heating in winter. There's fast broadband and Wifi as well as a fast wired connection for someone who likes gaming or some such. The house itself is in good condition and there are two seperate living spaces, one which would be available to the flatmate almost exclusively, except for the odd occasion the pool table is used. There is no intention of renting to any additional flatmates. The other bedrooms in the house are for my use. There's one and a half bathrooms, so the main bathroom has the bath and there's a separate shower room. There's a modern, well equipped kitchen and laundry and a large garden with large above ground swimming pool. (Not heated). Good laundry facilities, dishwasher, ample space. There's good access and secure off-street parking. There's also pizzas in the warmer months! You should be reasonably tidy and you or your significant other should not be a smoker, vaper or use any substances. You should be of good health, have good personal hygiene and be employed or self-employed. I do have two cats, so ideally I'm not looking for someone with pets although I'd add that the only absolute 'no' would be to a dog, if you have a cat and it plays nice with others, then that's certainly an option. Usually I'm home alone, except when entertaining friends or when my adult children visit. It's not party central. I'm quite involved in local running and cycling clubs so there's also space for bikes, running gear etc. I sometimes work from home, but this is computer based work so not noisy.
