Focus on building, leading people, program, and project delivery Location: Tauranga, New Zealand Employment Type: Full-time, permanent Reports to: Director / Development Manager Projects: 20–30+ unit residential developments (townhouses, multi-unit housing) Role Purpose We are seeking a highly experienced, hands-on Senior Builder / Construction Manager to lead the on-site delivery of multi-unit residential projects. This role is focused on execution excellence: building, leading people, managing day-to-day site activity, and delivering projects on time, on budget, and to a high standard of quality. This is a long-term role for someone who wants to grow with a development company and take ownership of delivery outcomes across multiple projects. Key Responsibilities: Project Delivery & Site Leadership • Lead the day-to-day construction of 20–30+ unit residential projects • Manage site operations from groundworks through to practical completion • Ensure works are delivered in accordance with: • Approved plans and specifications • NZ Building Code and consent conditions • Health & Safety requirements People & Trade Management • Coordinate and manage on-site teams and subcontractors • Plan and sequence work to maintain momentum and minimise downtime • Resolve site issues quickly and decisively • Maintain strong site discipline, productivity, and quality control Programme & Cost Control • Own the construction programme and daily/weekly progress tracking • Identify risks early and implement corrective actions • Deliver projects on time and within approved construction budgets Quality, Compliance & Reporting • Maintain high build quality across all stages • Conduct inspections and manage defect resolution • Provide clear, regular progress reporting to management Explicit Scope Boundaries (Important) This role does NOT include: • Procurement or material purchasing • Supplier negotiations or supplier relationships • Commercial pricing or contract negotiations These functions are retained in-house. Your focus is building, people, programme, and delivery. Required Experience & Profile • 15+ years building experience, with proven delivery of multi-unit residential projects • Strong background as a hands-on builder who can also lead teams • Demonstrated success managing: • Multiple trades • Tight programmes • Cost and quality simultaneously • Deep knowledge of NZ construction practices and regulations • Calm, solutions-focused leadership style • Looking for long-term stability and growth, not short-term contracting only Compensation Package (NZ-Market Aligned) Base Salary (Permanent Employment) NZD $140,000 – $180,000 per annum (final figure dependent on experience and proven track record) Performance-Based Incentives Annual Performance Bonus Up to 15–25% of base salary, tied to: • On-time project delivery • On-budget performance • Quality outcomes (defects, rework minimisation) Project Completion Bonuses • Milestone-based bonuses for successful delivery of each project • Paid only upon verified outcomes (programme + budget) Risk & Performance Safeguards (NZ-Compliant) • 6 months probation period (as per NZ employment law) • Clear, written performance expectations and KPIs • Regular performance reviews tied to project milestones • Bonus payments are discretionary and performance-based, not guaranteed earnings
