Single bedroom (unfurnished) available in an established flat. A single bedroom is available in a spacious, modern townhouse located right next to the Hutt River. The room and common areas enjoy great afternoon sun, and the river views are genuinely stunning. The bedroom has a built-in wardrobe and the house in general also offers lots of additional storage, with built-in cupboards throughout for your extra stuff to be stored. The laundry area is fully equipped with washing machine and dryer. The house features a generous open-plan kitchen (equipped with stove, oven, dishwasher, big fridge & freezer, and microwave) and a lounge area that opens onto a west-facing deck overlooking the Hutt River. The property gets excellent afternoon sun, and the shade blinds around the house provide both privacy and protection from the heat. There is a utility room and a separate toilet downstairs, and the main bathroom upstairs includes a bath. Since the two existing flatmates don’t make heavy use of the lounge, you are welcome to set up and furnish the living area to your own taste — for example with a sofa, TV, or anything else that makes the space comfortable for time spent outside your room. The house is equipped with a smart security system with shared access code between flatmates. You will be joining two existing tenants: Ehsan, an electrical engineer, and Dave, a university student studying biology. Bills are split evenly. Power generally comes to around $25–30 per person per fortnight, and internet is $17.50 per month per person. The incoming tenant will be added to the current lease, which runs until November 2026. The landlord typically renews the lease annually. The bond is $1100 — not the exact equivalent of four weeks’ rent, but it represents the current tenant’s share and will remain the same for convenience.
