A family member lived happily in this darling, affordable home for 2 years before moving to the west coast and living a different life. It has been stored at our place in Waihola, Clutha and is ready for new owners. A gas califont heats the water and a roaring meg wood burner heats the home. It is powered by solar or can be plugged in to a caravan power supply. (no caravan cable supplied) Solar system included The kitchen has a solid mahogany bench top and fold down dining table, a 2-ring gas burner and a solar powered Isotherm fridge. The fridge attaches directly to the inverter. Upstairs is currently one open space but can easily be altered to make 2 separate bedrooms if required. Plenty of head space up here for average and short people. (1650 to 1690cm, sloping) The bathroom is basic and has a shower over a shub. The vanity is not fixed in but the plumbing is in place so easy to get functional. There is space for a toilet of your choosing. (The current owner used a composting toilet in an adjacent shed.) Walls and ceiling are insulated. You may choose to add underfloor insulation once you have your new home in position The stair steps have hinged treads for storage. Please see plans for dimensions (in photos) The 3-axel trailer is in good condition and size is legal to tow on roads. Built in 2017 it has a timber frame on a reinforced trailer. Solar: 2 x 275-watt panels, 24volt system, 2kw Vectron inverter, battery 5.2kw It is registered and has a WOF through to October 2026. The chimney flue has been removed for relocation. It was towed here by a ute (Ford ranger?). We are not able to help with relocation. The exterior paint is ready to be redone in your colours.
