Respponsibilities: * Interpret technical drawings and determine material required and fabrication methods. * Accurately measure raw steel materials using measuring tools, cut steel using saws, shears, torches or CNC machines * Bend, roll or shape metal pieces into required configurations. * Operate machinery such as press brakes and rollers. * Use welding techniques to join steel parts, ensuring the welds meet strength and appearance standards. * Fit and align components for final assembly, secure parts with bolts, rivets or welds. * Grind, sand or polish welds and surfaces and apply protective coatings or paint. * Inspect components for accuracy and quality, identify defects and make necessary corrections. * Use power tools, hand tools, hoists and cranes safely. * Maintain and clean equipment regularly. * Repot hazards and equipment malfunctions. Join our dynamic team and play a pivotal role in delivering an effective and efficient building control service for Central Otago. This role offers flexibility to be based in either Cromwell or Alexandra. Team Leader - Building Control Responsibilities: * Assisting the Planning and Regulatory Services Manager in providing leadership and mentoring to the Building Control team. * Assisting the Building Control Officers in providing a customer focused service to facilitate people to build properly through a fast and cost-effective process. What you’ll need to succeed: * A professional qualification in the building industry that meets Regulation 18 in terms of the Building Consenting Authority Regulations. * A minimum of 10 years’ experience in the building control field, with competencies in Residential 1-3 and Commercial 1-2 processing and inspections. * Proven leadership, mentoring, and dispute resolution skills. * Strong knowledge of the Building Act 2004, NZ Building Code, and relevant legislation. * Excellent written and verbal communication skills and the ability to prepare reports. * Practical working knowledge of computer systems. * A proactive and collaborative approach to problem-solving and customer service. * A valid New Zealand driver’s licence. They are responsible for managing all commercial concepts, practices, and procedures from project commencement through completion. You’ll be relied on for your understanding of commercial contract law and your comfort with drafting subcontractor agreements, assessing payment claims and variations, enforcing adherence to contract terms, and risk management. DUTIES & RESPONSIBILITIES • Review contract terms and conditions to ensure contractual adherence and protection of risk • Negotiate favourable outcomes with clients, subcontractors, and suppliers • Risk management and problem-solving • Procurement of subcontractors • Compile Subcontract agreements • Assess payment claims and variations • Measure, estimate, and value variation claims • Establish rates from first principles • Compile and submission of variation claims • Mentor junior quantity surveyors • Monthly cost reporting and accurate cost forecasting • Manage relationships with clients and key project stakeholders • Work closely with carpentry teams to ensure labour and material tracking are managed as efficiently as possible.
